Unique Campsite with Residential Farmhouse in Drenthe Nature Reserve
Key Features
Description
Located in the green heart of the province of Drenthe, in the countryside of the charming village of Mantinge, Camping Landgoed Geuzenbos is situated on more than 5.9 hectares of private land. The region is characterized by historic farmhouses and cultural historical elements that form a typical Drents setting. The immediate surroundings of the property belong to one of the most beautiful nature reserves in Drenthe.
Within a short distance lie the areas of Mantingerzand, Mantingerveld, and Mantingerbos. These nature parks form an important attraction for tourists seeking peace and space, thanks to their extensive walking and cycling routes. Thanks to the central location, larger towns such as Beilen, Westerbork, and Hoogeveen can be reached within a short time.
The campsite features 34 tourist pitches. The grounds are well maintained and equipped with a ready to use sanitary building, a log cabin, and a parking area suitable for placing campers. Additionally, the property includes its own forest of more than 4 hectares directly bordering the Mantingerzand.
For residential purposes, there is a spacious farmhouse with an attached reception and office space. The residence has a regular residential destination and is complemented by a generous barn.
The farmhouse is located at the front of the campsite grounds. According to the zoning plan, this residence has a residential destination, which is expected to simplify financing. The spacious home has an A+ energy label and an original construction year from 1922. The building is two storeys, constructed with stone walls and provided with a tiled roof. The residence has an area of approximately 180 square metres, excluding the attached reception. According to the BAG registration, the total is 260 square metres.
The entrance to the residence is located at the rear under a veranda. This entrance provides access to the spacious living kitchen, which is equipped with a kitchen unit with various built in appliances and a seating area. The kitchen connects to a hall. From this hall, there is access to the living room at the front of the house, a bathroom with shower and separate toilet, and an additional room via the fixed staircase leading to the first floor. There is also access to the extension where the office, reception, separate toilet, additional room, and utility room are located. Furthermore, the residence has a sauna in an outbuilding.
Behind the residence is a spacious barn. This barn was built in 2015 and constructed with wooden walls. The roof is covered with roof panels. The barn has an area of approximately 155 square metres and is insulated by means of glass wool and partially equipped with heating. Water, electricity, and sewerage are all present. The ground floor of the barn is divided into workshops, storage spaces, a canteen with a toilet, a woodshed, and a hay barn. The first floor is currently used as storage space.
The spacious and excellently reviewed campsite is surrounded by greenery and features 34 spacious camping pitches and a small field for small tents. All pitches are equipped with water and a 10 ampere electricity connection, with the possibility of expansion to 16 ampere. Wifi is available throughout the entire grounds.
Centrally located on the grounds is the sanitary building. This is a wooden structure with a corrugated roof, built in 2012, with an area of approximately 60 square metres. On one side of the roof, 14 solar panels are installed which generate 4,725 kWh. The sanitary building has washing areas, showers, toilets, and urinals. At the front of the building, a canopy has been created with washing up areas underneath. The toilets are placed at a different height, making them more accessible for guests with disabilities. There is also a disposal point for chemical toilets, and the building is equipped with a music system that plays soothing music.
A log cabin has been realized on the campsite which serves as a meeting space. This log cabin is constructed from wood, has an area of approximately 25 square metres, and accommodates various central facilities. These include a washing machine, freezer, and refrigerator, as well as an information corner and a library.
The campsite grounds are completely car free, which ensures peace, safety, and a natural appearance. Vehicles can be parked on the central paved parking area at the entrance. The paths leading to the field are paved with granulate. There are no paved paths on the camping field itself. The camping pitches are equipped with individual electricity connections, where consumption is accurately calculated based on meter readings via a camper plug and ICY measurement methods.
For camper guests, there is a disposal point for chemical toilets and an environmental street. There are also bicycle parking facilities with charging options, various canopies, an AED, and the grounds are decorated with signage.
The rear terrain of Landgoed Geuzenbos consists of more than 4 hectares of forest. The forest consists of a very diverse mix of deciduous and coniferous trees and is provided with walking paths and small ponds. After agricultural land became available behind the residence in 2003, the owners decided to develop nature adjacent to the neighbouring nature area Mantingerzand. This was done by creating an estate. The plot is 6 hectares in size and meets the conditions set out in the Nature Conservation Act. The plot was planted with 17,000 trees in various species including rowan, birch, pine, bird cherry, wayfaring tree, grey willow, hawthorn, winter lime, aspen, hazel, alder, beech, holly, wild raspberry, and soft birch.
The public is welcome in the Geuzenbos throughout the year. A circular maintenance path has been laid out that also serves as a walking path. This management path connects to the path structure in the bee forest, Landgoed Grooteveld, and the Mantingerzand. In 2014, the government officially recognized the estate as an NSW Estate.
It should be noted that for the purchase of a recreational business, a minimum of 40 percent equity is required in connection with obtaining financing. The measurements and volume of the property are indicative as no official measurement report conforming to the applicable measurement instruction is available for this business residence. The stated data regarding living area, other indoor space, building related outdoor space, and volume are based on a global estimate and cannot be relied upon as exact.
