Villa Rozenhof - Characteristic 1930s Villa with Park Garden in Vorden
Key Features
Description
Villa Rozenhof is a characteristic villa from 1933, designed by the Vorden-based architect Piet Bakker. The property is located on the Ruurloseweg in Vorden, a village in the municipality of Bronckhorst in the Achterhoek region. The house has a living area of 237 square meters and an attic of 86 square meters, resulting in a total floor area of approximately 320 square meters. The volume of the building is 1,102 cubic meters. The plot covers 3,100 square meters and features a mature, park-like garden with various seating areas, sight lines, and plantings.
The villa was designed as a Gesamtkunstwerk, meaning that the exterior and interior flow seamlessly into each other. Architect Piet Bakker paid attention to every detail, from the stepped bridge in the hall to how sunlight would scatter through the stained glass windows onto the floor. The property features characteristic elements such as a bay window, the division of window panes, and a distinctive pentagon-shaped window in the garden room. The original terrazzo floor in the hall has been preserved.
The ground floor offers four living spaces. On the left side of the central hall there is an en-suite arrangement consisting of a study with a sitting area in the bay window and an adjoining spacious dining room. On the right side there is a salon with an open fireplace and the winter garden, currently used as a music room, with the characteristic pentagon window and French doors to the garden. Adjacent to this is a library with French doors to a sun terrace at the rear. The floors on the ground floor are finished with warm cherry wood parquet.
The kitchen is described as the warm heart of the house. It features a modern-classical design with dark green fronts and granito worktops. The kitchen is equipped with a Rayburn stove that serves both as a heater and cooking appliance with two ovens. Additionally, there is a Gaggenau gas stove with five burners including a wok burner, a Quooker boiling water tap, a dishwasher, and space for a freestanding refrigerator-freezer combination. The kitchen provides ample storage space in the various cabinets and drawers.
From the kitchen there is access to the attached garage, which is currently used as a spacious utility room. This space contains storage cabinets with a steam/hot air oven and a freezer, as well as space for a washing machine and dryer. The characteristic stained glass windows also provide pleasant light in this space.
The first floor has three spacious and bright bedrooms, each approximately 16 square meters in size. All rooms have their own washbasin, and two rooms have spacious built-in closets. One of the bedrooms has French doors to a balcony. The bathroom features a bath with a view of the garden and the surrounding countryside, a spacious shower cabin, and two washbasins. The present infrared sauna can be taken over by the buyer. There is a separate toilet on the landing.
The attic of 85 square meters is accessible via a permanent staircase and currently houses the fourth bedroom. This space offers various possibilities, such as creating an additional bathroom and bedroom, a yoga studio, or a recreational space.
The garden surrounding the villa is described as diverse, colorful, and carefully planted. There are two water features and the property enjoys privacy due to the secluded location, mature hedges, and mature trees. The garden includes a greenhouse for growing plants, a chicken coop with an covered run, and an orchard with apple, pear, and cherry trees. There is also space for a vegetable garden. A particular feature is the so-called Wendy House, a playhouse originally built by a miller in Ruurlo in the 1950s for his children. This Molenhûske has been fully restored and contains a bunk bed and a small kitchen.
There is a wooden garage with an adjacent double carport, providing space for three cars to be stored dry. An electric vehicle charging point is available. Garden equipment can be stored in this garage or in a freestanding wooden shed located further back in the garden. Due to the north-south orientation of the house, there is a pleasant sun terrace at the rear of the property.
The property has hot air heating installed in 2007 (Brink brand), with the boiler fully revised in 2014. Additional heating options include the open fireplace, an electric fireplace with mantelpiece, and the Rayburn stove in the kitchen. The hot air heating system means there are no radiators visible in the living spaces. Hot water is provided by a geyser. The roof of the carport and garage is equipped with 27 solar panels.
Regarding insulation, the property has flat roof insulation, wall insulation, partially double glazing, and secondary glazing. The energy label is D. A structural inspection and energy label are available for the property.
Vorden is known as the Eight-Castle Village and offers various amenities within five minutes by bike, including a cozy square, shops, a bakery, a butcher, a greengrocer, and hospitality venues.
