Description

Living and working along the Elfstedenroute with your own boat mooring is a unique opportunity that this property presents. Located in the middle of IJlst, this magnificent monumental residence features a traditional overtuin and a private docking station situated on the through waterway known as the Geeuw. This beautiful home has been completely renovated and made sustainable while preserving all original characteristics. You can see this attention to detail in the paneling, window sills, bookcase, and the beautiful paintings. The walls have been insulated where possible and the entire ground floor is equipped with underfloor heating.

Upon entering the residence on the ground floor, one is immediately struck by the beautiful incidence of light and the high ceilings which are characteristic of this period. Through the arched openings, the kitchen and the upper floor are accessible. The beautiful and tasteful half open kitchen is located next to the living room and fits perfectly with the atmosphere of the house. In the living room, the entire floor has been replaced, with new insulation and underfloor heating installed, as well as a magnificent wooden floor. The heating system ensures a comfortable climate while the insulation helps maintain the energy efficiency of the home.

The upper floor is accessible via a staircase and features a spacious landing that provides access to the royal bedroom and the bathroom. The bathroom is fitted with a second toilet, a walk in shower, and a washbasin. Because the insulation was applied from the outside, the beautiful wooden rafters have remained visible, preserving the authentic character of the upper floor. This construction method allows for modern energy performance without sacrificing the historic aesthetic of the interior beams.

The accompanying garden is located on the other side of the street, a so called overtuin. The entire plot of the house runs up to the water and is fully owned. This means that the road actually runs over the private plot of the owner. The private mooring place in front of the door completes the picture, and parking is available directly in front of the property. Currently, the owner rents a garage box located behind the residence, and this rental agreement can potentially be taken over by the new owner.

The interior contains paintings depicting the sawmills in IJlst on the Geeuw and the Wiiddraai. These paintings are replicas of the originals that were given to the Fries Scheepvaart Museum in the late seventies together with the office inventory, where a special Oppedijk room is situated. The painting above the mantelpiece and the mantelpiece itself are still original, with only the movement of the clock having been adapted to current requirements. These artistic elements provide a direct link to the history of the building.

The history of the building is rich and significant. The stone in the facade of this former office building of Oppedijk commemorates the first sawmill of the company, the Oude Molen, which burned down in 1873. The mill was not rebuilt because as one of the first wood traders in the Northern Netherlands, Oppedijk switched to steam. This meant the use of steam powered machines. This made the company no longer dependent on the weather conditions and they could literally and figuratively get to work in all weather. This steam sawmill burned down in 1928, after which the company switched completely to electric sawing.

For approximately three centuries, wood trade Oppedijk was established in IJlst. Originating from a blacksmith shop, the company focused on the wood trade. Wood was delivered to the many shipyards that IJlst had in the past, but also to carpenters in IJlst and the surrounding area. The Oppedijk company grew into a large wood trade with several locations in IJlst, but also with branches in Sneek, The Hague and the Amsterdam wood harbor. In addition, the company had two locations in the German region of Bavaria.

In the early twentieth century, tree trunks were towed to IJlst in the form of rafts, but were also brought in by ship. Until the sixties, small coasters sailed to IJlst to unload their cargo of trunks. At one time IJlst had no fewer than three sawmills where the trunks were sawn into planks and beams: the Oude Molen, the Nieuwe Molen (later called Trompmolen) and the Rat. Only the Rat has been preserved and is still fully operational.

Due to upscaling and mergers in the wood trade, Houthandel Oppedijk disappeared from IJlst at the end of the nineties. This residence represents a piece of that industrial heritage, converted into a modern home while retaining the grandeur of the past. The location on the water offers a unique lifestyle, combining the tranquility of the water with the convenience of living in the center of IJlst. The energy label C confirms that the property performs well in terms of energy consumption, aided by the insulation improvements and underfloor heating.

The property has a usable living area of 88 square meters and a plot size of 156 square meters. The volume of the house is 487 cubic meters. The house is classified as a townhouse or Herenhuis and was built in 1870. There are three rooms in total, including one bedroom. The property has two separate toilets in total, one of which is located in the bathroom. The location is particularly appealing, situated directly on the water and in the city center, offering the best of both worlds for those who enjoy water sports or the convenience of urban living.
