Description

Located in the wooded countryside of Tonden, De Haar is an exceptional estate comprising three separate residential units, extensive outbuildings, and over 26,000 square metres of land. The property is situated in one of the most valued estate landscapes in the Netherlands, surrounded by renowned country estates and nature reserves including Engelenburg, Het Leusveld, Voorstonden, Empe, and the Tondense Heide. The area falls within the Natura 2000 network, a protected landscape of forests, lanes, streams, and fields where flora and fauna are carefully preserved.

The estate is accessed via winding roads lined with tall trees, woodland areas, and green meadows. At the heart of the property runs the Eerbeekse Beek, a flowing stream that historically powered the mill on site. The property consists of three distinct dwellings, each offering different characteristics and possibilities.

The first residence is the former mill, known as Molen De Haar, which dates back to the mid seventeenth century. The mill was originally established in 1661 by Willem Anne Andries Baron van Schimmelpenninck van der Oye tot Voorstonden, a member of an influential Gelderland noble family. The building started its life as a paper mill, utilising the flowing water of the Eerbeekse Beek to produce paper pulp. Around 1840, the mill was converted to function as a grain mill. In 1905, the building largely acquired its current appearance, with robust brick construction and exceptionally thick walls giving it a monumental, castle like presence. During this period, the mill served as both a grain and hulling mill. The site also housed a business dealing in colonial goods, bakery products, and spirits, known as Bedrijf Watermolen te Voorstonden.

The current owners purchased the property in a dilapidated state and undertook extensive restoration, conversion, and expansion work with great care and dedication. The old, derelict milling equipment was removed during the redevelopment, and the building was gradually transformed into a distinctive residence whilst preserving as much of the historic character as possible. Today, the former mill offers a generous living kitchen and an impressive living room with a remarkable spatial experience on the ground floor. At the rear, there is a utility room, a studio, and various practical spaces including a workshop, storage areas, and stables. This makes the property highly suitable for combined living and working or hobby use. The first floor contains two bedrooms, a spacious landing, a bathroom, and additional storage space. The second floor features a large open attic with numerous possibilities for additional rooms, hobby space, or storage.

The second residence, located at Haarweg 3A, was newly built in 2005 by a local contractor and features solid construction quality, a generous layout, and a multifunctional design. This property is fully basemented, with the basement level having its own external entrance, making these spaces suitable for various purposes such as hobbies, office use, practice space, or additional storage. On the side of the house adjacent to the kitchen, there is a conservatory providing extra living space and abundant natural light. The ground floor features a spacious hall with staircases to both the first floor and the basement. The large open plan living kitchen forms the heart of the home and connects directly to the spacious living room. There is also a practical utility room on this level. The ground floor also includes a generous bedroom with an adjacent large bathroom, complete with a bath, double sinks, and various comfortable amenities, making single level living entirely feasible. The first floor offers a spacious landing and three large bedrooms, along with a centrally located, generously proportioned bathroom.

The third residential unit, designated Haarweg 3B, is an apartment situated within the large outbuilding. This very spacious apartment consists of an entrance leading to an open living kitchen with a living area, a bedroom, and an adjacent bathroom. This unit is particularly suitable as guest accommodation, a studio, a home office, or independent living space.

The extensive outbuildings add significant value and versatility to the estate. The large adjacent outbuilding houses the apartment and, on the ground floor, a large open space with an overhead door and several pedestrian doors. This space is well maintained, features a tiled floor, and is equipped with electricity, central heating, and sanitation. Above this space is a large attic with numerous possibilities for further development. The building is insulated and equipped with solar panels, offering a solid foundation for further sustainability improvements. Adjacent to this main outbuilding are horse stables and storage space for carriages, machinery, and similar equipment. A separate outbuilding can be used for storage, animal housing, or adapted to suit individual requirements. Behind the mill, there is a studio space that transitions into a workshop, stabling, and similar facilities. The estate also includes a professional greenhouse equipped with glass, water, and electricity, as well as a bee hive location currently used by a friendly beekeeper.

The grounds include meadows largely enclosed by wooden fencing and an orchard planted with fruit and nut trees. A plan has been prepared to potentially grant the location official estate status, which would bring various benefits, protections, and future proofing. This plan can be further developed and applied for according to individual preferences, with professional support available for customisation and assistance.

Despite the serene, rural setting, De Haar is centrally located in the Netherlands. Cities such as Zutphen, Apeldoorn, Arnhem, and Deventer are all within easy reach, as are the A1 and A50 motorways. A railway station is also readily accessible, even by bicycle. Multiple villages and towns in the immediate vicinity provide daily amenities, education, sports facilities, and healthcare. The local community is characterised by openness, quality, and connection, with attention to art, culture, nature, and the valuable neighbourly spirit that makes this region so beloved.

The property is offered with a total plot size of 26,155 square metres, with additional land available through a separate negotiation. The asking price is 1,997,500 euros, costs payable by the buyer. The property has a G energy label and partial double glazing. Heating and hot water are provided by an ATAG gas fired combination boiler installed in 2021. The property includes fibre optic connectivity, natural ventilation, a smoke duct, sliding doors, TV cable connections, and solar panels.
