New Build Corner Home with Pergola in Green Buitenveen Aalsmeer
Key Features
Description
The Groenhoeve is a corner house model designed by Roosdom Tijhuis as part of the third phase of the Buitenveen residential development in Aalsmeer. This particular property carries build number 190 and is situated on Oosteinde in the 1432 EE postal code area of Aalsmeer. The asking price is set at 745,000 euros, which is offered vrij op naam meaning the buyer will not need to pay transfer tax on top of this amount.
The property has a total living area of 117 square meters spread across two main residential floors plus an attic level. The plot measures 174 square meters in total. The interior volume of the home is 448 cubic meters. At the front of the property there is a wooden pergola measuring 45 degrees that gives the facade a distinctive appearance and sets this housing model apart from others in the development.
The ground floor layout places the living room at the rear of the property facing the garden, providing ample space for a comfortable seating area. The front section of the ground floor is designated for the kitchen, allowing future residents to create their ideal cooking space. There is an option to extend the living room towards the garden by either 1.20 meters or 2.40 meters for those who desire additional indoor space. The ground floor benefits from underfloor heating and cooling systems.
The first floor contains three bedrooms and one bathroom. The bathroom is fitted with a shower, a washbasin, and a second toilet. These sanitary fittings and the tile work are included in the purchase price. The first floor also has underfloor heating and cooling installed.
The attic level houses the technical installations including the connections for a washing machine. This space offers room for a dryer, storage cabinets, and an ironing board. Residents could also use this area as a home office or hobby room depending on their personal needs and preferences.
The backyard faces southwest and measures 68 square meters with dimensions of approximately 12 meters in depth and 5.70 meters in width. Located in the garden is a freestanding wooden storage shed equipped with electricity. This shed features a sedum roof which contributes to the natural character of the outdoor space and supports biodiversity. The front of the property also has a garden area.
The Groenhoeve corner house is 5.64 meters wide and 9.54 meters deep. The roof is a gable roof covered with traditional tiles. The entire property is fitted with triple glazing windows with the possible exception of a four pane skylight if that option is chosen.
This is a gasless property designed to be energy neutral. Heating is provided by a ground source heat pump rather than a traditional gas boiler. Solar panels are included in the purchase. The property achieves an A++++ energy label which exceeds the BENG requirements set out in the Dutch Building Decree. The home is fully insulated throughout.
The purchase includes a kitchen cheque allowing buyers to select their own kitchen to be installed. The bathroom and separate toilet on the ground floor come with sanitary ware and tiling included in the price. These inclusions reduce the additional costs that buyers typically face when purchasing a new build property.
Parking for this particular housing model is on public roads rather than on private property. Some other housing models in the development do include two private parking spaces but this is not the case for the Groenhoeve.
The property comes with a Woningborg Guarantee Certificate which provides buyers with financial security during the construction process. The expected completion year is 2027.
Buitenveen Aalsmeer is a residential area located near the border with Amstelveen and close to the Amsterdam Forest. The development is surrounded by water features and green spaces. The neighborhood is designed with tree lined streets, charming waterways, and small bridges that create a village like atmosphere while remaining close to urban amenities.
The area offers various recreational opportunities. The Amsterdam Forest is nearby for walking and cycling. The Westeinderplassen lakes are within close proximity offering water sports and relaxation opportunities. The neighborhood itself includes a district park with sports facilities, outdoor fitness equipment, and a community greenhouse that may house a children's farm, vegetable gardens, or a picking garden.
The first phases of the Buitenveen development by Roosdom Tijhuis have already sold out. This third phase consists of 31 homes of which nine are the Groenhoeve corner house model. The development aims to create a mixed community for residents of different ages. Several homes in the project will feature nesting boxes integrated into the facade to support local bird populations as part of a nature inclusive building approach.
Sales for this phase were scheduled to start on May 12th with online registration available through the project website from that date. The brokerage team was available at the Brockhoff Makelaars office on Burgemeester Haspelslaan in Amstelveen on the launch day to answer questions from prospective buyers.
